01 / Why interest only

The loan is priced for a short hold, so you never amortize principal. Every month costs the same, the principal is repaid at the sale or refi, and your cash is free to work in the rehab.

02 / What the total hides

The total cost line is points plus interest over the term you entered. Stretch the hold from 6 to 12 months and the interest doubles. Time, not rate, is what eats a flip.

03 / Next step

Real pricing depends on the deal: leverage, credit, experience, and the property itself. Submit the deal and we will send a written term sheet within 24 business hours.
