Do you pull my credit to issue a term sheet?

No. Term sheets are issued from deal details alone. A soft credit review happens later in underwriting, and credit challenges rarely kill an asset-strong deal.

What do you need to get started?

Property address, purchase price, rehab budget (if any), your exit strategy, and a rough timeline. Three minutes on our application covers it.

Is 0% out of pocket real?

Yes. Investors who have completed 5 or more properties within the last 3 years in the same state as the subject property can qualify for programs funding 100% of purchase and rehab on qualifying deals. Ask when you apply and we will tell you straight whether your deal fits.

Do you lend to first-time investors?

Yes, on fix & flip and bridge programs. Down payment requirements start a bit higher on your first deal and drop as your track record grows.

Do you lend to LLCs?

Yes, in fact we require it. All loans are business-purpose loans made to entities such as LLCs or corporations.
