This Privacy Policy explains what information I Am Lender LLC (“I Am Lender,” “we,” “us,” or “our”) collects through iamlender.com (the “site”) and our financing services, and how we use, share, and protect it. It applies to everyone who visits the site, submits a deal scenario through Submit for Terms, sends our contact form, calls, texts, or emails us.
Our financing is business-purpose lending to real estate investors, typically through borrowing entities such as an LLC. Because of that, some information we handle may be considered nonpublic personal information under financial-privacy laws such as the Gramm-Leach-Bliley Act, and we treat it with the care those laws require.

When you visit the site, we and our service providers automatically collect limited technical data: IP address, browser type and device information, pages viewed, and the page or advertisement that referred you. Forms are protected by Cloudflare Turnstile, which collects a bot-detection token from your browser to distinguish people from automated scripts.
If you opt in to text messages, we use your mobile number to send messages related to your inquiry and our services: replies from a loan officer, appointment and status updates, and, only if you separately opt in, occasional offers. Message frequency varies, and message and data rates may apply.
Reply STOP to opt out at any time, or HELP for help. Consent to receive text messages is not a condition of obtaining any financing.
No mobile information is shared with third parties or affiliates for marketing or promotional purposes. Information may be shared with subcontractors who provide support services, such as our customer messaging platform, solely to help us operate our services. Text-messaging originator opt-in data and consent are never shared with any third parties for their own purposes.

Submitting a deal scenario or contacting us does not trigger a credit inquiry. That is our “no credit pull to start” promise, and it works both ways: we do not access your credit until you sign a separate written authorization permitting it, delivered as part of underwriting when you decide to move forward.
The site uses browser storage to remember how you found us: the landing page you arrived on, the referring page, and any campaign tags (UTM parameters such as source, medium, and campaign) attached to the link you clicked. This first-touch attribution is stored on your device and included with your submission so we know which of our marketing efforts brought you in. It is never sold, and it is not used to advertise to you elsewhere.

Please avoid sending sensitive information, such as full Social Security numbers or bank account credentials, through unsecured channels; when we need documents, we will give you a secure way to send them.
Depending on your state of residence, additional rights may apply under state privacy law. For example, California residents may request disclosure of the categories of personal information collected, request deletion, and opt out of any sale or sharing; because we do not sell personal information, no opt-out of sale is needed. To make a request, contact us using the details in Section 14. We will respond as required by applicable law, and we will not discriminate against you for exercising privacy rights.
The site and our services are intended for adults and are not directed to individuals under 18. We do not knowingly collect personal information from children. If you believe a child has provided us information, contact us and we will delete it.
