The BRRRR method (Buy, Rehab, Rent, Refinance, Repeat) recycles the same capital across multiple rental properties. This calculator models both phases: a hard money acquisition and rehab loan, then a cash-out DSCR refinance at 75% of the after repair value. The number that matters is capital left in the deal.
