I Am Lender LLC ("I Am Lender," "we," "us," or "our") operates this website and provides tools and services that help real estate investors obtain business-purpose financing. Throughout these Terms, "you" refers to the person or entity accessing the site or requesting our services.
You must be at least 18 years old and able to form a binding contract to use this site. Our financing services are intended for real estate investors seeking business-purpose loans, which are typically made to entities (such as an LLC) rather than to individual consumers for personal, family, or household purposes. By requesting our services you represent that any financing you seek is for business or investment purposes.
I Am Lender helps investors identify and arrange hard money and related real estate financing. Depending on the transaction, we may act as a broker or arranger that connects your deal with third-party lending sources, and/or facilitate financing directly. We do not provide legal, tax, accounting, appraisal, or investment advice, and nothing on this site should be relied upon as such.
Loans are not available in all states, and program availability, pricing, and requirements may change at any time without notice.
Our calculators (including deal analyzer, DSCR, BRRRR, maximum offer, payment, and term-sheet estimators) and the proof-of-funds letter generator are provided for convenience and estimation only. Their outputs are illustrative, are based on the inputs and assumptions you provide, and do not represent an offer, approval, guarantee, or professional advice. You are responsible for independently verifying any figures before relying on them.
When you submit information through our forms, you agree to provide accurate, current, and complete information. You are responsible for the content you submit and represent that you have the right to share it. We may use the information you provide to evaluate your request and arrange financing, as described in our Privacy Policy.
